Eviction mediation

We offer mediation as a service. It serves to address the lingering questions of how to deal with a non-complaint tenant. Isn’t there a way for the property owner and tenant to part ways amicably, without wasting time and money?

We dispatch seasoned negotiators to have a face-to-face conversation with the tenant in the troubled property.
Once we have established who the role players are – for instance, subletting is a scourge, we will know who we are dealing with. The next step is to determine if their intention is amicable or malicious?

If amicable – then reason will prevail and the tenant will vacate the premises. 

If malicious – then they have no intention of leaving or complying with the lease agreement. They could be waiting for the landlord to initiate court proceedings – in the hope that they, as the non-paying tenants, can remain in the property for a year or more, while the court process plays out.

Irrespective of what the tenants’ intentions are – we make two points crystal clear.
Firstly, the property owner has had enough and will resort to action to resolve the matter. Secondly, if the property owner gives us instruction to clear the property, we will ensure that it is done, and they, as the tenant, may be legally obligated to refund the landlord for this expense.
Even when the property owner or their representatives, have repeatedly engaged with the tenant to find an amicable way forward, and are convinced this is the end, we have managed to find common ground when we initiate the mediation.
It must be said that less than 50% of tenants will leave the property after just mediation – however, the probability of success coupled with the very low cost, makes it a very appealing place to start.

If the mediation not deliver the required results, and the property owner decides to proceed with the eviction, we will deduct the cost of the mediation from the eviction.
